I can do taps Kay , but this is 30 years old and needs new piping and all sorts , and to be run off the new gas boiler which, fingers crossed will be put in week after next...i will ask him about plumbing in the bathroom if I just buy without fitting :)

ah Kay, now since you mention the roof...... I hope it's old damp in the buy to let ..... blinking heck it could be a money pit if I'm not careful.... have you ever had a bathroom fitted? lol the kitchen fitter came to check today and I asked about bathrooms, the actual bath etc can come in under 300.... the fitting adds close to a grand! ( they do do everything for that lol)

Hayley we are both 21 (in our dreams) but seriously I dont think we are that far off age wise, I may be younger even ...wicked eveil grin. But seriously I suffer with joints was diagnosed with arthritus although mild in my 20's which was one hell of a shock. But I have taken cod liver oil for over a decade every day and it helps really it does. So does quartazone but trust me you need to be in real pain to ask for it cos its hell for two days after!!! But if you stick to Cod Liver Oil you should only need the quartazone in real emergancies.

Hope things improve for you Diane, at least that you get a day off!
